The Road to Wealth
I was a product of the real estate infomercials back in the 1980's. You know the (no money down) real-estate riches courses that were always on TV back then.
I was in the Air Force back in the 80's stationed in California when the real estate guru's were at their height.
After soaking up information from a ton of books and numerous hotel presentations during that time. I wound up parting with a $300 bucks for a course. I was on my way to real estate riches...
Or so I thought.
The High Price of a Real Estate Education
I did eventually buy my first investment property once I left the Air Force and went back home.
No, it wasn't no money Down.
I did use a technique that I had learned in the course to get a break on the price however. The thing that really kills most newby real estate investors is what eventually did me in.

When This Happens Bills Pile Up Fast
I remember it like it yesterday the daily pressure, especially when the mail came. It was literally overflowing with foreclosure notices from the bank, along with letters from vulture property buyers who were looking to pick up a property dirt cheap!, my property!, that I worked so hard and so long to purchase.
Emotional Wreck
More letters... came each and everyday. Increasing the stress and anxiety. I remember like it was yesterday, especially the really bad days where I would just snap at family and friends over little things.

Add to this, all of the bankruptcy lawyers looking for new clients. It seemed like a never ending flow of letters and phone calls from collection departments.
I remember the fear and frustration waking up each day thinking what next... Everyday desperately searching everywhere for someone or something that I could use to help me get out of the Hole That I Was In!

BIG MISTAKE!
Tenants fleeing in the middle of the night because they owe you 3-4 months rent putting you further in the hole will cause you to make desperate decisions.
If you have been through hard times then you know many times it's not only the mortgage that doesn't get paid.
You can also easily fall behind on electricity bills, heating bills etc...
Hard winters can be like "nails in your financial coffin" when those bills come in. And if you have other expenses like a car note home repairs etc.. well you get the picture...
I did what many people do in this situation that keep up the fight to hold onto their dreams...
I filed Chapter 13 bankruptcy, not knowing back then- what I've come to learn and develop expertise in over the last 9 years.
