Lynn fell behind after being out of work longer than expected and eventually she had to go out on disablity from complications from a broken arm.
After regular sick pay and vacation pay ran out she fell behind waiting for disability to kick in, eventually causing her to face her home being foreclosed.

The pressure of the monthly payments of the trustee and the mortgage payments started taking a toll mentally.

Valerie like many others during the housing boom sold one house and made a profit. So she decided to move to a better neighborhood nicer home for her and children.
In reviewing this loan after the fact of course, I can see where things went wrong. Instead of the lender/ loan officer using the substantial down payment to lock her into a fixed rate loan. even if the rate may have been a little higher based on income/credit etc.. she could have bought the loan rate down and still locked into a fixed rate. Anyway the rate they gave her was adjustable.
I spoke with Valerie just several months before the rate was scheduled to up to 9%. She had tried several times to get some help from the lender over several months before she felt she would start to miss payments. Finally a lender representative told the would offer some help.
" These people are crazy, they sent me the exact same thing that I'm already getting"!
" They did absolutely nothing"!
"The paperwork that I received says my rate is going up to 9%!"
"I've been telling them for the last 4 months that I won't be able to make the payment if it goes up that high" "I am barely making it where it is now"!
We took over the case at this point and after much back and forth and of course lost paperwork and never speaking to the same person twice we got the interest temporarily rate modified over 5 years starting at 4.5%

Glenn came to me after looking for help and getting calls from several other companies /consultants that were reaching out to him.
Glenn like many people in similar situations wound up facing loan default after getting his hours reduced so much at his long time position which of course had a negative effect on his household income.
I have to say I didn't think Glenn would become a client after our initial conversation.
Glenn was under serious pain and pressure and needed help but, he was understandably very skeptical and mistrustful of anyone being able to help in his emotional state.
He was down some 9k on the mortgage without penalties and interest and it was going up every day. The lender wouldn't accept anything but the full amount from him.

Glenn not only got his interest rate and payment on his loan modified to a lower amount. He also hit a rare financial home run; in addition to not having to pay any of the banks attorney legal fees, which is normally standard under any agreement.
He also didn't have to pay much if any of the arrears that had accumulated over past 8 months of not paying the mortgage.
